In a market where a buyer sees five properties in a day, the decision forms in the first minutes of a viewing. Tired finishes, traces of the previous life, a feeling of "this needs money" — and the property slides into the negotiation pile: the buyer mentally deducts the cost of a renovation from the price, with a margin for safety. Pre-sale preparation is working on that equation before the listing, not during the haggling.

What pre-sale prep is

It isn't a turnkey renovation and it isn't cosmetics for the photos. It's a targeted set of works that moves a property from "needs investment" to "move in and live" — in exactly the scope that affects perception and price. The essence of the service is the selection: what the buyer will see and value gets done; what would eat the budget without a trace in the price does not.

What usually registers

  • The first-seconds finish: the entrance zone and the state of walls and ceilings in the main rooms — the impression that forms before the buyer has consciously registered anything
  • Bathrooms and the kitchen — the two zones a buyer uses to calculate "how much more do I put in"; their condition moves the price more than any other floor area

The list for a specific property is always shorter than the general one: some of it is already in order at your place, and there's no reason to pay for those items.

The condition requirements there are formalised, and bringing a property up to them is easier with one team in one pass than fixing an inspection's list of findings item by item.
