Renovation in Dubai has a reputation: months of approvals, contractors who don't speak to each other, and an owner playing unpaid site manager. That's what a renovation assembled from separate trades looks like. Turnkey is a fundamentally different model: you describe the result, one team owns the process from there, and your next task is the handover.
What "everything" actually means
In a full cycle there are no items "left with the client". Permits and documentation are our work: every approval your building, community and scope of works require is handled by us, start to finish. Demolition, engineering, construction, finishes — ours. Air conditioning and ventilation, smart home, lighting — ours. Furniture, décor, curtains — ours. The final clean before the keys change hands — that too.
The owner doesn't need to know which papers exist or where they're filed. That knowledge is part of what you're paying for.
How the process runs
The first stage is a conversation about the result: how you live, what the space has to do, what irritated you in the last home. From that comes the concept and the 3D visualisation — you see the future house before anything in it is touched, and every decision is made on the image, not on the building site.
Once the visualisation is approved, the stage begins where the client isn't needed: documentation, procurement, construction, design supervision. Our architects, designers and engineers run the site with no handoffs between companies — the people who conceived the interior supervise the people building it, because they're the same people in one structure.
The finale is a house ready for life: furnished, climate and smart home configured, cleaned. Not "construction complete" — "you can move in today".
Why clients choose not to take part
Our clients are people whose time costs more than any budget line. Taking part in a renovation means dozens of decisions a week, calls, site visits, referee duty between trades. The turnkey model converts all of it into two touchpoints: approving the concept and accepting the result. Between the two you can live in another country — most of our clients do.
On trust and NDAs
A fair question: how do you vet a contractor you're handing a house and a budget to. Behind us are 20+ years in the UAE market and more than a hundred completed projects — villas, penthouses, hotels and restaurants at Dubai's most recognisable addresses. Most of our significant projects are closed under NDA at the owners' request, so the portfolio is shown on request, in person. Clients at this level don't want their homes in someone else's Instagram — and yours won't appear there either.
